3Get Your Condo Board to Approve Charging

Want permanent Level 2 charging installed in your parking spot? You need your condo board's approval. Here is how to get it.

Step 1: Write a Request Letter to Your Board

A formal request to your condo board is the first step. Keep it professional, include the benefits (property value, tenant satisfaction), and offer to cover installation costs.

Sample Board Request Letter:

"Dear Board Members, I am writing to request approval to install a Level 2 EV charging station at my designated parking spot [#X]. I will cover all installation costs and use a cETLus certified charger that meets the Canadian Electrical Code. The installation will be performed by a licensed electrician and will include an ESA inspection. EV charging infrastructure has been shown to increase property values by 3-5%. I am happy to attend the next board meeting to discuss this further. Please find the charger specifications attached."

Step 2: Include These Documents

Step 3: Know Your Rights

Ontario is working on right-to-charge legislation that will make it harder for condo boards to refuse EV charging requests. British Columbia already passed similar legislation. Check your province's current rules.

Even without legislation, most boards approve requests when the resident covers all costs, uses certified equipment, and hires a licensed electrician.

Condo Resident FAQ

Can I plug a portable charger into a regular 120V outlet in the parking garage?

Technically yes, but Level 1 charging at 120V adds only 5-8 km of range per hour. It takes 40-60 hours for a full charge. A 240V NEMA 14-50 outlet with our portable charger gives you 45 km/hr - full charge overnight.

Will using an EV charger in underground parking trip the building's electrical panel?

A single Level 2 charger draws 40A - similar to an electric dryer. It should not trip the building's panel. However, multiple chargers may require load management. Our Smart Wall Charger supports OCPP load balancing for multi-unit buildings.

I am renting. Can I install a charger?

Permanent installation requires landlord approval. Instead, try our rental program ($49/month) with a portable charger that plugs into an existing outlet. No permanent changes, take it with you when you leave.

What if my condo board says no?

Start with a portable charger that does not require approval. Meanwhile, gather support from other EV owners in the building and resubmit. Mention the NRCan ZEVIP rebate (up to 50% funding) and property value increase as incentives for the board.
